New retailers are headed to Miami Beach and the majority of them have at least one thing in common, they will occupy two floors. The trend, known as verticality, is growing in popularity in part because of Miami’s tight retail market and the cost effectiveness of going up.
An article from The Real Deal Miami stated that verticality comes from two main factors, which include:
- Suburban retailers not being able to get their natural floor-plates and parking spaces in Miami-Dade County, and as they attempt to go into more urban areas, they have to consider either structured parking or a facility that has two levels.
- There’s a need for a large store that cannot be fulfilled by a single-floor space.
